This is the part most termite quotes leave out entirely. A price for linear feet of barrier, or for a set of bait stations, with no account of why this building. That's a treatment aimed at the colony with nothing aimed at the vulnerability — and the vulnerability is what made your property the one they found.
So a proper termite job produces two outputs: a treatment, and a list. The treatment stops the colony. The list is the reason it happened, and it's worth more over the next decade.

Why it mattersPersistent moisture can support activity away from soil, and dampwood termites need only this. It's also the condition that turns a marginal contact point into a productive one.
Old drill holes in a slab edge, disused bait stations in the yard, or a treatment sticker on the panel. Say so if you find them — a previous treatment history may mean a transferable warranty exists.
Nobody finds the insects first. Here's what shows up, and where each one points.
Pencil-width tunnels on foundation walls, piers, crawlspace joists, and slab edges. Look at what's above it. Break a short section open — repaired within a few days means active. Frequently missed because they're in crawlspaces or behind stored items.
Small piles of identical translucent wings on sills, in webs, near lights. Means a colony reached reproductive maturity, which generally takes several years. Wings indoors point at a colony in or under the structure.
Dark-bodied winged insects at windows in the first warm humid stretch. Collect several in a sealed container — it settles species identification immediately.
Termites eat from the inside out, leaving surfaces intact. Trim, sills, door frames, baseboards, sill plates, and joists near ground contact. Check what that timber touches — it's frequently sitting on or near a contact point.
Moisture and movement behind the finish. Not specific to termites — water damage does the same — but contact point six and termite activity travel together.
Hard ridged pellets in a pile beneath a small hole. Drywood termites, which need no soil contact at all — a different pest, a different treatment, and the most consequential identification error in this trade if it's missed.
The most common false alarm and the most common missed alarm are the same confusion in opposite directions.
Termite swarmers: straight bead-like antennae, a broad waist with no pinch, and four wings of roughly equal length, frequently shed in piles.

Three groups, three relationships with the building.
Need soil or persistent moisture contact. Everything above about contact points applies to this group, and they cause the majority of structural termite damage in most regions. Treated by soil barriers, bait systems, or both.
Live entirely inside the wood they consume and never touch soil. They arrive by flight and colonise directly, which means a soil barrier does nothing. Frass is the signature. Treated by localised injection where infestations are contained, or whole-structure fumigation or heat where widespread.
Require consistently wet wood. Correcting the moisture source frequently addresses the infestation more reliably than any product.
Which is why group identification precedes any quote. Anyone pricing a treatment before establishing the group is pricing for an unidentified job.

LimitationsIt's only as continuous as the application. Every untreated contact point is a gap — which is precisely why the inspection matters. Failures concentrate at plumbing penetrations, expansion joints, and areas that couldn't be reached.
Stations in the soil around the property. Foragers find them, feed, and carry a slow-acting material back through the colony.
StrengthsFar less product, minimal drilling, ongoing monitoring built in, and colony elimination rather than exclusion.
LimitationsSlower, because it depends on foragers finding stations. Requires an ongoing service relationship — unmonitored stations do nothing. No immediate barrier while the colony is being eliminated.
A property with heavy hard-surface obstruction — patios, driveways, attached slabs — needs extensive drilling for a barrier, which pushes toward bait. A property with active feeding at an accessible contact point and structural damage accumulating needs something immediate, which pushes toward at least a localised barrier. Combined programmes handle the common case where both apply.
Ask for both prices where both are viable. If a contractor can only offer one, you're being fitted to their system rather than the other way round.
Stated plainly, because it prevents the most common disappointment.
Not cosmetic, not structural. Killing a colony returns nothing to wood already consumed. Structural repair is a builder's job, on a separate budget.
A barrier over a deck post set in soil is treatment applied on top of a defect. The post is still in the ground.
Colony elimination takes months. That's the mechanism functioning, not failing.
They can emerge from a dying colony, and neighbouring colonies exist regardless.
If a crawlspace section, an addition, or a slab area couldn't be reached, that belongs in writing on your report.

Commits to treating again if activity returns; they pay nothing toward damage.
Commit to some level of damage repair, with conditions, limits, and exclusions worth reading in full.
Most agreements require periodic renewal and inspection, and lapsing frequently voids permanently rather than pausing.
The monitoring is the treatment. A lapsed agreement doesn't just void the warranty — it stops the mechanism.
If your agreement requires you to correct wood-to-soil contact or a moisture defect and you don't, the warranty may not respond. Which is another reason the contact point list belongs in writing rather than in conversation.
Keep the paperwork. A documented treatment history is worth real money at resale.
