That's the standard, and it's worth noticing how strange it is. Nobody quotes a roof repair over the phone. Nobody prices a plumbing job from a description of the noise. But pest control is routinely sold as a fixed-scope product — a treatment, a plan, a quarterly — priced against a category rather than a property.
Which only works if you assume every infestation of a given pest is the same job. It isn't. Two households reporting ants have different colonies in different places for different reasons. Two properties with mice have different gaps at different elevations. Two bed bug calls can be a mattress or a floor. The pest name tells you almost nothing about the work.
So we do the thing that seems obvious and is somehow uncommon: inspect first, produce a written report, and quote from the report. The report says what species, where the population actually sits, how far it's spread, how it got in, and what's sustaining it. The treatment follows from that document, and so does the price.
And the report has a second half that matters more over five years than anything in the sprayer: the list of defects that made your property the one it happened to.

Six things. If a quote arrives without them, it was priced against a category rather than your building.
Not "ants" or "roaches" but which one. Species decides the product, the placement, the interval, and frequently whether treatment is warranted at all. Two insects that look near-identical to a non-specialist can need entirely different approaches.
Not where you saw it. Cockroaches live in warm damp undisturbed voids and commute to your floor. Ants trail from a nest that may be in a wall or fifty feet outside. Rodents nest where the insulation is and travel along the joists. The harbourage location is the treatment target, and finding it is most of the technical work.
How far it's spread, which rooms, which units, whether adjacent spaces are involved. This is the single largest driver of the price, and it cannot be established from a phone call.
For anything from outside, the specific opening. For anything breeding indoors, how it arrived — cardboard, luggage, second-hand furniture, an adjacent unit.
The leak, the standing water, the grease film, the mulch against the foundation, the wood-to-soil contact, the cardboard, the gap under the door. This is the section most reports don't have and the one you'll use most.
Where couldn't be inspected, named explicitly. A report that doesn't say what wasn't looked at is implying it all was.
Then the treatment plan follows: method, placements, visit count set by the biology, preparation required, and what to expect between visits.
The report also tells you which shape of service you're buying, and there are four. Knowing which is the single most useful thing to establish before hiring anyone.
Suits: incidental invaders from outside that aren't breeding indoors. Occasional ants on one trail, spiders, cluster flies, an outdoor cockroach species, a stray wasp, one mouse in a well-sealed house.

Why one visit can't workMost insecticides don't kill eggs, so whatever was laid before treatment hatches into a property that now looks treated. The follow-up, timed to intercept that hatch, is where the job is won.
Suits: rodents, wildlife, and anything entering repeatedly from outside.
Why treatment alone can't workKilling what's inside changes nothing about the route in. Finding every entry and closing it with material that resists gnawing and tearing.
What goes wrongThe sealing gets quoted vaguely or dropped, which is the most common way a rodent problem becomes permanent.
Suits: properties with genuine recurring external pressure. Food premises, multi-unit buildings, sites next to woodland or water, and anywhere compliance requires documented pest management.
Why it's ongoingThe pressure is external and continuous, so the work is interception and monitoring.
What goes wrongIt gets sold to properties that don't need it.
The failure modes are predictable, and each one traces back to a quote given before a look.
Buys about two weeks. Activity collapses, then returns as eggs hatch, and the household concludes pest control doesn't work.
Money spent on visits with nothing to treat.
Produces the classic "they keep coming back." They never stopped arriving, because nothing was ever closed.
Worse — it seals animals inside a structure.
A leaking trap, a gap under a door, a blocked gutter, or an unmaintained pool can each sustain a problem indefinitely, and no amount of scheduled treatment substitutes for fixing them.
Which happens more than anyone admits, because the identification step got skipped and the technician defaulted to the common answer.
Three things get us most of the way to the report before anyone arrives.
The half of the report that outlasts the treatment, and mostly costs nothing.
Moisture explains more pest calls than any other single condition. Leaking traps and taps, condensation on pipes, damp sink bases, crawlspace moisture, blocked gutters discharging at the foundation, poor drainage, and chronically wet timber. Grounds. Mulch and soil raised against the structure, wood-to-soil contact, containers holding water, and vegetation touching the walls.
None of it is glamorous, and all of it outlasts every product we carry. The report separates what we'll do from what only an occupant can — and we don't bill for the second list.
Preparation changes outcomes. Clearing access to cabinets, baseboards, and appliance surrounds; covering or storing food; laundering where required. You'll get a written list specific to your job rather than a generic one.
Don't clean treated surfaces afterward. Bait and residual work by staying where placed — wiping baseboards after an application is the most common reason a good treatment underperforms.
Re-entry intervals are product-specific, and you'll be given the actual number.
Tell us in advance about children, pets, pregnancy, respiratory conditions, allergies, fish tanks, birds, reptiles, beehives, ponds with fish, chickens, and edible plantings. Several of these change the approach substantially.
Placements are targeted. Baits and gels into cracks and voids rather than open surfaces; rodenticide into tamper-resistant stations where used at all, with trapping the indoor default.
Pollinators are a working constraint — flowering plants excluded from exterior applications, timing chosen to reduce exposure, selective larvicides for mosquito work, and no treatment of honey bees.
And foggers make things worse. They put product where cockroaches and bed bugs don't live, scatter populations into voids and adjacent rooms, and lengthen every treatment that follows.
