A pest is a piece of information about your building before it's anything else.
Nothing arrives at random. Every species has a narrow set of requirements — a specific temperature, a specific moisture level, a particular food, a particular kind of shelter — and it appears where those requirements are met. Which means the insect on your counter is a reading. It's telling you that somewhere within a defined distance of where you're standing, your property is providing something.
And crucially, it tells you roughly where. Not vaguely. A silverfish in a bathroom, a click beetle at a window, a large dark cockroach at a basement drain, and a carpenter ant in a kitchen wall are four different readings pointing at four different parts of your building — and only one of them is about the room you found it in.
Most pest control treats the sighting. The insect was here, so product goes here. That works for the individuals present and tells you nothing about why the next batch will arrive.
We work the other way. The species tells us which layer of the property to inspect, the inspection tells us which defect is supplying it, and the treatment is aimed at both the population and the thing generating it.

Think of your property as five concentric layers. Each generates a characteristic set of pests, and each fails in characteristic ways.
Everything outside the walls: soil, vegetation, mulch, woodpiles, bins, drainage, standing water, and whatever your neighbours are doing.
What it producesMosquitoes, ticks, fleas coming in on pets, ants nesting in soil and under paving, wasp and yellowjacket ground nests, wood roaches and other outdoor species, springtails, millipedes, and the rodents and wildlife that stage here before finding a way in.
What the reading meansSomething on the grounds is holding water, providing dense harbourage, or touching the structure. Mulch piled to the foundation, firewood against siding, vegetation contacting the roof, containers holding rainwater, a blocked drain, an unmaintained pool.
Why it mattersAlmost everything that ends up inside spent time here first. Layer one is where the cheapest interventions live, and where they're most often skipped.
The exterior shell: siding, foundation, roof, soffits, fascia, and the surfaces where inside meets outside.
What it producesCarpenter bees drilling into fascia and rails, cluster flies and stink bugs gathering on warm walls before overwintering, paper wasp nests under eaves, birds in vents and soffits, and squirrels gnawing at roof edges.
What the reading meansThe shell has soft, gapped, or unprotected areas. Deteriorating fascia, unsealed timber, unscreened vents, damaged soffit, or a roof line with accessible junctions.
Every opening: doors, windows, utility penetrations, weep holes, vents, chimney, crawlspace hatches, and the gaps around all of them.
What it producesEssentially every seasonal invader. Mice, occasional ants, spiders, earwigs, centipedes, ground beetles, and anything that appears suddenly in numbers after a weather change.
What the reading meansSomething is open. If a pencil fits, a mouse does. If light shows under a door, insects are walking under it.
Why it matters more than any other layerTreatment has a service life measured in weeks. A sealed threshold doesn't. This is the layer where the most durable pest control happens, and it involves no product at all.
Kitchens, bathrooms, bedrooms, and everywhere you actually use.
What it producesGerman cockroaches, bed bugs, pharaoh ants, stored product pests, fruit flies and drain flies, and any indoor-breeding population.
What the reading meansThere's a resource here — grease film, crumbs in cabinet corners, pet food left out, a leaking trap, condensation, an organic film in a drain, or infested product in a pantry. These are the pests that don't need the outdoors at all, which is why sealing and grounds work won't touch them.
Wall cavities, subfloors, crawlspaces, attics, chases, and everything between the surfaces.
What it producesCarpenter ants in damp timber, termites in wood near soil, rodents nesting in insulation, wildlife in attics and chimneys, wasp and hornet nests in wall voids, and cluster flies overwintering in cavities.
What the reading meansAlmost always moisture, or an unsealed route from another layer. The voids are where the expensive problems live, and where evidence appears latest — which is why a layer-five reading is the one to act on fastest.
Three questions get you most of the way to the layer before anyone arrives.
Size, colour, markings, wings or no wings, how it moved. A photo against a coin for scale beats any description, and it frequently settles the layer immediately — because species and layer are tightly linked.
Not "the kitchen" — on the counter, in a cabinet corner, at the window, near the drain, along the baseboard, at the threshold. Position within a room narrows the layer considerably.
Time of day, time of year, and whether it followed a weather event. Things appearing after heavy rain are usually flooded out of layer one. Things appearing in the first cold snap are seeking layer two and three. Things appearing after a dry spell are seeking water.
Once you know the layer, almost everything else follows.
Tipping containers, correcting drainage, pulling mulch back, moving firewood. Product where it's used is selective and placed in water or specific habitat, not broadcast across a garden.
Timber treatment, screening, capping, and maintenance. Frequently a carpenter or a ladder does more than an applicator.
Door sweeps, thresholds, weather seals, mesh, and gnaw-resistant material at penetrations. A layer three problem treated with product instead of sealing is a permanent customer — which is exactly how routine spray schedules get sold to households whose entire problem was a gap.
Gel bait into cracks and voids, growth regulators, steam and heat for bed bugs, and drain treatment for organic films — plus removal of the resource. These are the pests that genuinely require a programme, because they breed indoors and eggs survive most treatment.
Moisture correction, void treatment, exclusion, and frequently a builder as well as us. This is the layer where diagnosis is most of the cost of the job, and where treating the sighting achieves the least.
Which is why we won't quote before inspecting. A price given before the layer is established is a price for a job nobody has identified.
A visit that opens with a sprayer has skipped the diagnosis.
Not a sales structure. Layer four biology.
Most products don't kill eggs. Whatever is laid before treatment hatches afterward, into a property that now looks treated — which is exactly when people conclude it failed.
So the follow-up is timed to intercept the hatch, after eggs open and before the new generation breeds. That window is species-specific, and hitting it collapses the population rather than trimming it.
Always needed: German cockroaches, bed bugs, fleas. Sometimes: certain ants, depending on colony structure. Usually not: anything from layers one, two, or three that isn't breeding indoors.
Expect a rebound between visits. Activity drops sharply, then partially returns. That's the expected shape, and the worst thing to do at that moment is apply retail products — which scatters the population and undoes the bait.
We'll give you the visit count before you commit, because it's the number most worth comparing between quotes and the one most often understated.
A quick translation of the ones we're called about most.
Ventilation, a leak, or condensation. Frequently solved without product.
Inside the drain. Cleaning the pipe wall resolves it; spraying the air doesn't.
A dried-out trap seal or a drain route. Layer five plumbing, not a kitchen problem.
Look for a leaking trap or condensation.
A carpenter ant nest inside the structure, in wood that's damp for a reason.
They're overwintering in the envelope and emerging inward; sealing and screening in late summer is the answer.
Something is open, and finding it matters more than the trap.
Almost certainly within a short flight, and probably a plant saucer, a gutter, or a tarp fold.
Infested product. Frequently resolved by finding and binning the source.
Preparation changes outcomes more than people expect. Clear access to cabinets, baseboards, and appliance surrounds; cover or store food; launder where the treatment requires it. You'll get a written list specific to your job.
Don't clean treated surfaces afterward. Bait and residual work by staying where placed. Wiping baseboards after an application is the most common reason a good treatment underperforms.
Re-entry intervals are product-specific, and you'll be given the actual number.
Tell us in advance about children, pets, pregnancy, respiratory conditions, allergies, fish tanks, birds, reptiles, beehives, ponds with fish, chickens, and edible plantings. Fish, birds, and reptiles need precautions different from cats and dogs, and several of these change the approach substantially.
Placements are targeted. Baits and gels into cracks and voids rather than open surfaces; stations where stations are appropriate.
And foggers make things worse. They deposit product where cockroaches and bed bugs don't live, scatter populations into voids and adjacent rooms, and lengthen every treatment that follows. If one has been used, tell us.

Layers one and three carry most of the commercial weight. Loading bays, waste areas, drains, and doors propped open during deliveries generate the pressure, and a receiving protocol frequently outperforms an extra treatment.
Integrated pest management is the standard because it's cheaper across a year and it survives an audit — monitoring, exclusion, and sanitation first, targeted intervention rather than routine broadcast.
Documentation is the deliverable. Monitor maps, service logs, product records, and corrective action reports, existing continuously rather than assembled on request.
Multi-unit residential is a shared-structure problem. Layer five runs continuously between apartments through voids and service chases, so treating one reporting unit while its neighbours go untreated reliably produces a return.
And the corrective action report is where this approach pays. Naming the defect — the gap, the drain, the wet store room — is what lets a site actually reduce its pest pressure rather than manage it indefinitely.
