The insect you saw on the floor at midnight was commuting. It emerged from one of those places, travelled to a food or water source, and was heading back when the light came on. Treating the floor treats the commute.
Which is why so much cockroach work underperforms. Product goes onto open surfaces where cockroaches pass briefly, while the population sits undisturbed in cavities eight feet away. And the four conditions are still there afterward, still overlapping, still hosting whatever survived.

The largest common species, reddish-brown, with a pale figure-of-eight marking behind the head. Sewers, drains, basements, and boiler rooms — and they fly.
What it tells youA drain or sewer connection. A dried-out floor drain trap, a broken lateral, or an uncapped clean-out. Restoring the trap seal frequently ends it with no treatment at all.
Similar in size to an American but in the wrong context: living rooms, near doors and windows, single individuals, warmer months, often males, which fly well. They don't breed indoors and none of your conditions are hosting them. Exclusion, and frequently nothing else.

Appliance motors and compressors run warm continuously — refrigerators, dishwashers, freezers, vending machines, coffee equipment, and water heaters. So do boiler cupboards, pipe chases carrying hot lines, and the cavities behind wall-mounted units. Warmth accelerates their life cycle, which is why the population concentrates around heat sources rather than distributing evenly.
A leaking trap, a weeping supply connection, condensation on cold pipes, a damp sink base, a dripping tap, a pet water bowl, and the perpetually humid area behind a dishwasher. Cockroaches survive far longer without eating than without drinking, which is why fixing a single drip has disproportionate effect.
The backs of cabinets, under kick plates, inside hinges, behind cover plates, and beneath equipment.
This is why infestations concentrate where they do. A space that's disturbed regularly is a poor harbourage site. A space nobody has opened in years is an excellent one — behind a fridge that's never pulled out, under an oven on a commercial line, inside a cabinet stacked with things that never move, in a stack of stored cardboard.
Clutter. Every stored box multiplies the number of overlaps in a room.
The mechanics are straightforward once you see the pattern.
Cockroaches spend the overwhelming majority of their lives in harbourage. They emerge briefly to feed and drink, and return. So a treatment aimed at floors and baseboards catches a fraction of the population during a fraction of its day.
Gel bait placed into the overlap goes to where they live. Small placements in cracks, voids, hinges, and cabinet corners — the exact locations the four conditions identify. No surface contact, nothing on anything you touch.
The transfer effect multiplies it. Cockroaches consume each other's droppings and dead individuals, so material moves through the population well beyond the individuals that fed directly. One roach that eats bait effectively treats several more, which is why precise placement outperforms volume by a wide margin.
Growth regulators are the second half. They don't kill adults — they prevent nymphs reaching reproductive maturity, which breaks the cycle rather than trimming it.
Repellent products scatter the population out of known harbourage into new overlaps you haven't found, drive them into adjacent rooms and neighbouring units, and contaminate bait so cockroaches avoid it. Spraying over bait is the most common way a good treatment gets ruined.
They deposit product across open surfaces where cockroaches don't live, push the population deeper into voids and into neighbouring apartments, and lengthen every treatment that follows. If one has been used, tell us — no judgement, it changes the approach.
This is the half that has no service life, and it's mostly free.
Locating the harbourage doesn't remove the biology.
The egg case is protected. The female carries it until nearly ready to hatch, so it's rarely sitting exposed where anything can reach it. Whatever is present on treatment day dies; whatever is inside a carried ootheca doesn't.
So the follow-up is timed to the hatch — after nymphs emerge and before they reach breeding age. That interval is species-set. Hit it and the population collapses; miss it and you've spent a visit for a fraction of the effect.
Expect a rebound between visits. Activity drops sharply, then partially returns as nymphs emerge. That's the expected shape, and it's exactly when people reach for a spray.
Increased activity right after baiting is normal. Bait recruits cockroaches out of harbourage — seeing more of them in the first day or two frequently means it's working.
Resistance is documented to several product classes, which is another argument for bait rotation and precise placement over repeated broadcast application.

Cockroaches are not just unpleasant.
They travel through drains, waste, and decaying material and then across food preparation surfaces, transferring contamination mechanically on their bodies and legs.

Effective programmes treat the affected unit plus those either side, above, and below, at minimum, with wider inspection.
Sealing the routes between units — plumbing penetrations under sinks, gaps around waste stacks, service chases — is what stops the ping-pong.
Reporting hesitancy is the practical obstacle, and buildings that treat it as routine rather than shameful spend less overall.
